Located on the northern urban fringe of Mirfield the 30.27 Acre site has a B1 and B2 use allocation but through extensive planning negotiations the scheme now includes a retirement village for the over 55s that promotes a full and active retirement regardless of age & state of health and represents a 'softer' use compared with the UDP allocation. The strategy for this innovative and 'life-style model' is to provide a positive environment that would create a lively community, by offering local facilities, meeting places, shared activities and freedom of choice, together with the security of 'care at home' if needed. The scheme comprises a diverse range of 344 no units including care bedrooms for high dependence residents, through to close care apartments that offer an independent lifestyle within the village community. Character areas act as focal points for the proposed development, enhancing legibility and creating visual interest. Clusters of units act as smaller communities, creating a strong sense of belonging and security. At the centre, and natural heart, of the CCRC is the central facilities building and will act as the focus for the whole village community; a place to meet, socialise and interact with other residents.
