Pipps Hill Business Park forms part of a mixed development of over 100 acres (40.47 Ha.) on the northern fringe of the New Town, consisting of over 350,000 fs. (32516 ms.) of business space and 350,000 fs. (32516 ms.) of commercial and leisure accommodation.

DLA were responsible for the overall masterplan and the implementation of the leisure and commercial elements of the scheme.

The business park provides a range of buildings, including a terrace of flexible distribution facilities, a purpose built distribution building for a cycle manufacturing company, and a research and development facility for a major supplier to the automotive industry.

Work started on site at the beginning of 1997 and was completed in several phases through to 2002.
