Located on the outer edge of Leeds city centre, EC3 is a new 70,000 sq ft office development, over six floor levels with car parking below.
It is designed to achieve an "excellent" BREEAM rating and a reduction in CO2 emissions. The environmental strategy focuses on energy efficient design rather than employing renewable sources. Through passive measures heat gains are reduced while natural daylight is maximised.

Intelligent lighting systems, recycling facilities, and the promotion of ecology through the introduction of a wild flower bank assist in reducing the environmental impact while also improving the quality of life.

External terraces are provided for use by the staff, enabling them to access outside space throughout the day. Cycle parking and shower facilities are also provided to encourage healthy living.
